If you are a labor migrant in Russia, it is important to remember that registration at your place of stay (migration registration) is mandatory for legal residence and employment.
Any apartment you rent must be residential and have a lawful owner who has the right to rent it out and register you with the migration authorities.
Without this, you will not be able to obtain a patent, get a job, and this may lead to fines or even deportation. That is why in this article we will go through the key steps to take when renting an apartment.
Before Signing the Contract, Make Sure Everything Is Official:
- Proof of ownership or an extract from the Unified State Register of Real Estate — to confirm that the landlord is the actual owner of the apartment;
- The landlord’s passport — the details must match the property documents;
- A rental agreement — in written form, specifying the term, price, payment rules, and responsibility for utility bills.
Payment for the apartment should be made only after signing the contract and through official payment details, with a receipt or transfer confirmation.

When Inspecting the Apartment, Pay Attention to:
- The condition of the apartment — cleanliness, furniture, appliances, plumbing, and electrical wiring;
- Utility meters — check water, gas, and electricity readings;
- The neighborhood and neighbors — safety, transport access, and nearby shops.
Take photos or record the condition of the apartment when you move in — this will help avoid disputes when moving out.
Rental Agreement and Tenant Rights:
- Make sure the contract clearly states the responsibilities of both parties, obligations, and force majeure situations, including payment of utilities;
- Clarify who is responsible for repairs and replacement of appliances;
- Keep a copy of the contract — it protects your rights in case of issues when you move out.
Additional Tips:
- Do not pay several months’ rent in advance without an official contract;
- Do not trust listings without documents on Telegram or social media;
- Always confirm the possibility of migration registration.
